What Does the Audi Plant in Peach County Mean for Houston County Home Values?

William Walton-Dean  |  October 30, 2026

Audi will build its first United States manufacturing plant on the Middle Georgia Megasite in Peach County, an investment the state put at approximately $4 billion with approximately 4,500 new jobs, according to the Georgia Department of Economic Development release dated October 24, 2026. The site sits along Georgia Highway 96 with direct access to Interstate 75 just outside Fort Valley, about 20 minutes from Perry and on the same Highway 96 corridor that runs through Bonaire and Kathleen. Grading is scheduled for 2027, construction for 2028 and full production for 2031, when the plant is designed to build 200,000 premium SUVs a year for the North American market.

For Houston County homeowners, the announcement lands on a market that was already the most active in the region. In September 2026, Kathleen, Bonaire, Perry, Warner Robins and neighboring Byron closed 182 residential sales between them, with typical sale prices ranging from $239,900 in Byron to $370,977 in Kathleen. The question for anyone who owns, or is thinking about buying, inside a 30-minute drive of that site is not whether 4,500 jobs change the housing market. It is when, in which price ranges, and on which roads the change shows up first.

What Did Audi Announce for Peach County, Georgia?

On October 24, 2026, Audi AG and the State of Georgia announced that Audi's first U.S. manufacturing facility will be built on the Middle Georgia Megasite in Peach County. The state release describes an investment of approximately $4 billion and approximately 4,500 new jobs in Middle Georgia. The plant will produce premium SUVs tailored to North American customers, with a planned capacity of 200,000 units a year once full production is reached in 2031.

Audi cited speed to market, workforce, access to consumer markets and proximity to an established automotive supply chain as the reasons for choosing Georgia. Georgia Quick Start will develop a customized training curriculum and a designated training facility, and it will begin instruction through Technical College System of Georgia campuses before that facility is finished. The release does not name an incentive package, and it does not give an acreage for the plant footprint.

Where Is the Middle Georgia Megasite, and How Close Is It to Houston County?

The Middle Georgia Megasite lies west of Interstate 75 along Georgia Highway 96, just outside the city of Fort Valley in Peach County. The state's 2022 purchase announcement described a tract of more than 1,100 developable acres adjacent to Highway 96 with immediate interstate access, Norfolk Southern Class I rail on the north side and a second rail line on the west side. Coverage of the joint development authority in 2026 put the assembled site at 1,534 acres, so roughly 1,500 acres is the working figure, with most of the land owned by the Development Authority of Peach County.

The site was not a surprise to anyone following the county minutes. The State of Georgia and the Development Authority of Peach County bought it in June 2022, funding the purchase with proceeds from the sale of the Chatham County Economic Development Site that Amazon purchased in 2021, and the stated purpose from the start was to land an automotive manufacturer. In May 2026, Peach County, Houston County and Macon-Bibb formed the Mid-Georgia Gateway Joint Development Authority to market it together, with Peach County holding 4 seats, Macon-Bibb 2 and Houston County 2. Houston County has had a seat at that table since the spring.

For a Houston County resident the geography is simple. Highway 96 is the road that runs from Fort Valley east across Interstate 75, through the Byron area and on through Bonaire and Kathleen to Highway 247. Perry is about 20 minutes away. Byron is the closest Houston County-area market by road, and Bonaire, Kathleen, Perry and Warner Robins all sit within the commute range an automotive workforce typically draws from.

When Will Audi Start Hiring in Georgia?

Audi has not started hiring. The state release gives a timeline of grading in 2027, construction in 2028 and full production in 2031, which means the first production paychecks are roughly 5 years out. Georgia Quick Start will train the workforce, and the release says instruction will begin through Technical College System of Georgia campuses before the dedicated training facility is complete, which is typically how the state staffs a plant of this size ahead of opening.

The housing market does not wait for the production line. Automotive assembly plants are followed by parts suppliers, and suppliers want land within a short drive of the plant gate. In Peach County that puts the Highway 96 and Highway 49 corridors in play, and it puts the industrial and agricultural land between Fort Valley, Byron and the Houston County line in front of buyers who were not looking at it a month ago. Construction itself brings a temporary workforce that rents, and the supplier plants bring permanent jobs that arrive before Audi's own hiring peaks. That staged arrival is the pattern Georgia saw around the Hyundai plant in Bryan County, and it is the reason a 2031 production date is not the date that matters to a Houston County homeowner.

Sources: Walton Dean Realty September 2026 market updates for Byron, Perry, Bonaire, Kathleen and Warner Robins (Central Georgia MLS Paragon Sold Market and Market Summary reports). Byron is in Peach County and is included as the closest market to the site. Drive descriptions are routes, not timed estimates, except the 20-minute Perry figure, which matches the state and regional coverage.

An automotive plant hires across the wage scale, from production and maintenance to engineering, logistics and management. The production and technician wage shops the price range Byron, Warner Robins and much of Perry are built on, roughly $240,000 to $320,000, which is also where Byron's roughly 40 new-construction homes finishing this winter are priced. The engineering and management wage shops Bonaire and Kathleen, where September buyers were already paying $350,000 to $400,000 for homes in the newer subdivisions south of Highway 96. Byron is the market most directly exposed, because it is the closest Houston County-area town to the site and because it carried only 70 active single-family listings in September, about 40 of them new construction that will not be move-in ready until December or January.

Peach County itself does not have the housing stock to absorb 4,500 new households, and the largest pool of newer homes within a short drive of the site sits on the Houston County side of the interstate. That is the demand story. The supply story is land: parcels along Highway 96 between Byron and Fort Valley, and along Highway 49, are the ones a supplier or a builder calls about first, and owners of acreage in that corridor have a buyer pool today that did not exist in September.

Audi and Blue Bird: Peach County's Two Announcements in One Week

Audi's announcement came 3 days after Blue Bird, the school bus manufacturer founded in Fort Valley in 1927, announced a $300 million plant in the former Wanderlodge motorhome building at 401 Wanderlodge Way. The two projects are different in scale and timing, and together they describe a county that is adding manufacturing jobs on two schedules at once.

Blue Bird's hiring runs over the next 3 years and starts while its building goes up, so it reaches the Byron and Perry housing market first. Audi's demand arrives later and larger, and the two overlap from 2028 on. A seller in Byron is listing into the Blue Bird wave now and the Audi wave later; a buyer in Byron, Perry or Bonaire is buying ahead of both.

Should I Sell My Houston County Home Before the Audi Plant Is Built?

Audi's plant will not open until 2031, but the demand it creates does not wait for the opening. Supplier plants, construction employment and the first Blue Bird hires arrive in 2027 and 2028, and buyers price in a confirmed employer long before the first shift clocks in. For a Houston County homeowner, the question is not whether to sell before 2031. It is whether the house is positioned for the buyer who is coming.

In my experience, the sellers who do best around a major employer announcement are the ones who understand which buyer the announcement sends them. In Byron, Warner Robins and most of Perry, that buyer is a production or technician household with a conventional, FHA or VA loan, shopping $240,000 to $320,000, and they compare a resale house directly against the new construction finishing in Byron this winter. In Bonaire and Kathleen, the buyer is an engineering or management household shopping the high $300,000s, and the September data already showed that buyer closing in under a week when a home showed well. If you own acreage or a house with land along Highway 96 or Highway 49, your buyer may not be a family at all; it may be a supplier or a builder, and that is a different conversation about timing and price. The common thread is that pricing off last year's comparable sales will undershoot a market that has just been handed a 4,500-job reason to grow, and pricing off a hoped-for number will sit. The homes that move are priced off what closed in the last 60 days and presented for the buyer the plant is sending.

Is Now a Good Time to Buy a Home Near the Audi Plant in Georgia?

The Middle Georgia Megasite is 20 minutes from Perry, under 30 minutes from Bonaire, Kathleen and Warner Robins by Highway 96 or Interstate 75, and closest of all to Byron. A buyer in any of those markets today is buying ahead of a confirmed 4,500-job employer and the supplier base that follows it, with the September 2026 inventory of 608 active single-family listings across the five markets still priced on pre-announcement demand.

My advice to a buyer is to decide the price range and the commute first, then move with the same speed the September data demanded. In the high $300,000s in Bonaire and Kathleen, well-presented homes went under contract in days before Audi was announced, and nothing about the announcement slows that down. In the low $300,000s and the $400,000s, supply still outruns sales, which gives a buyer choices and time, and a seller who has been on the market past 60 days has a reason to negotiate. In Byron, the new-construction homes finishing in December and January are the comparison every resale seller is watching, and a buyer who is willing to wait for a completed new home can compare it against resale in the same week. For VA buyers tied to Robins Air Force Base, the September data showed the VA offer closing at the top of the Kathleen and Bonaire markets and closing fastest, and an automotive announcement does not change the strength of that offer. The one thing a buyer should not do is wait for the plant to open; by 2031 the price range the plant creates will already be the market.

What to Watch Next on the Audi Project

Four things will tell the story over the next year. First, supplier announcements: the first parts manufacturers to name a Middle Georgia site will show where the industrial demand lands, and whether it stays in Peach County or crosses into Houston County's industrial parks along Highway 247 and the Perry Parkway corridor. Second, the Quick Start training facility: its location decides where the first wave of trainees commutes to, starting before the plant is finished. Third, rezonings and annexations along Highway 96 and Highway 49 in Byron, Fort Valley and unincorporated Peach County, which will appear on planning agendas before any ground is broken. Fourth, the 2027 grading permits and any published incentive agreement, which will put a date and a dollar figure on the state's side of the deal. Each of these will be covered as it happens, and the September 2026 baseline above is the one every later market update will be measured against.

Frequently Asked Questions

Where is Audi building its new plant in Georgia?

Audi is building its first United States manufacturing plant on the Middle Georgia Megasite in Peach County, Georgia, just outside Fort Valley. The site lies west of Interstate 75 along Georgia Highway 96 with immediate interstate access and Norfolk Southern rail service. It is about 20 minutes from Perry and sits on the same Highway 96 corridor that runs through Bonaire and Kathleen in Houston County, with Byron the closest Houston County-area market by road.

How many jobs will the Audi plant in Peach County create?

The State of Georgia put the figure at approximately 4,500 new jobs in Middle Georgia, tied to an investment of approximately $4 billion, in its October 24, 2026 release. Hiring has not started. Georgia Quick Start will develop the training program and begin instruction through Technical College System of Georgia campuses before a dedicated training facility is finished. The 4,500 figure covers Audi's own employment and does not include supplier plants or construction employment, which typically arrive before the plant opens.

When will the Audi plant in Georgia open?

The state release gives a timeline of site grading in 2027, construction beginning in 2028 and full production in 2031, when the plant is designed to build 200,000 premium SUVs a year. There is no published opening ceremony date. For the housing market, the earlier dates matter more than 2031, because supplier plants, construction employment and the Blue Bird expansion in Fort Valley bring workers to the area starting in 2027.

What is the Middle Georgia Megasite?

The Middle Georgia Megasite is a tract of roughly 1,500 acres along Georgia Highway 96 at Interstate 75 in Peach County, assembled by the State of Georgia and the Development Authority of Peach County beginning in June 2022 specifically to attract an automotive manufacturer. The 2022 state release described more than 1,100 developable acres with Norfolk Southern Class I rail on the north side, a second rail line on the west side, and the Ports of Savannah and Brunswick within 5 hours by rail. The purchase was funded with proceeds from the sale of a Chatham County site to Amazon in 2021.

What is the Mid-Georgia Gateway Joint Development Authority?

The Mid-Georgia Gateway Joint Development Authority is the three-county body formed in May 2026 by Peach County, Houston County and Macon-Bibb County to jointly develop and market the Middle Georgia Megasite. It has 8 seats: 4 appointed by Peach County, 2 by Macon-Bibb and 2 by Houston County. A joint development authority can issue bonds, offer incentives and negotiate directly with companies, and the state release credits the authority, alongside the Development Authority of Peach County, with marketing the site to Audi.

Will the Audi plant raise home prices in Houston County, Georgia?

Major employer announcements historically increase housing demand within commuting distance, and Houston County holds the largest supply of newer homes within a short drive of the site. In September 2026, before the announcement, typical sale prices were $239,900 in Byron, $240,000 in Warner Robins, $289,900 in Bonaire, $300,000 in Perry and $370,977 in Kathleen. Which price ranges move first depends on which jobs arrive first: production and technician wages shop the $240,000 to $320,000 range common in Byron, Warner Robins and Perry, while engineering and management wages shop the high $300,000s in Bonaire and Kathleen. Individual home values depend on condition, location and timing, and the September figures are the baseline future updates will be measured against.

Which Houston County city is closest to the Audi plant?

Perry is about 20 minutes from the site, and Byron, which is in Peach County on the Houston County line, is the closest market by road via Highway 49 or Interstate 75. Bonaire and Kathleen connect to the site directly along Highway 96, and Warner Robins reaches it by Interstate 75 or Highway 96. All five markets fall within the commute range an automotive workforce typically draws from, which is why the announcement is a Houston County housing story and not only a Peach County one.

Is Byron, GA a good place to buy a house before the Audi plant opens?

Byron is the closest market to the site and carried 70 active single-family listings in September 2026, about 40 of them new construction priced roughly $280,000 to $330,000 and scheduled to finish in December 2026 or January 2027. It is also the nearest market to Blue Bird's 375-job expansion, which starts construction in the first quarter of 2027. A buyer in Byron today is buying ahead of both employers, and the new-construction homes finishing this winter give that buyer a direct comparison against resale inventory in the same price range.

What suppliers will follow Audi to Middle Georgia?

No supplier has announced a Middle Georgia site as of October 29, 2026. Automotive assembly plants are typically followed by parts and component suppliers that locate within a short drive of the plant, and Audi cited proximity to an established automotive supply chain as one reason for choosing Georgia. The first supplier announcements, when they come, will show whether that industrial demand stays in Peach County along Highway 96 and Highway 49 or extends into Houston County's industrial areas along Highway 247 and Perry Parkway.

How does the Audi announcement affect land values along Highway 96 and Highway 49?

Acreage along Highway 96 between Byron and Fort Valley and along Highway 49 is the land closest to the plant gate, which is where suppliers, builders and investors look first after an automotive announcement. No sales or listings tied to the announcement have been recorded yet, and land values depend on zoning, road frontage, utilities and the specific buyer. Owners of acreage in that corridor should expect inquiries, should know what their current zoning allows, and should treat any early offer as the first of several rather than the only one.

Does the Audi plant change anything for VA buyers near Robins Air Force Base?

The VA offer was already the strongest offer in the Kathleen and Bonaire markets in September 2026, closing at the highest typical prices and in the fewest days. An automotive employer adds competing conventional buyers in the same price ranges over time, which makes speed and preparation more important, but it does not weaken the VA offer itself. A VA buyer with financing in order and a lender who understands the appraisal process remains well positioned in Houston County, and the staged arrival of demand through 2031 gives that buyer time to act before the market fully prices the plant in.
