Which Houston County Schools Are Being Rezoned for Veterans Middle School?

Houston County Schools has released a proposed attendance zone plan for the opening of Veterans Middle School in August 2027, the district's first new middle school since Mossy Creek Middle opened in 2007. Under the proposal, roughly 555 students currently zoned for Bonaire Middle School and roughly 205 zoned for Perry Middle School would be reassigned to the new campus, which is under construction on a 40-acre site across from Veterans High School on Highway 127 in Kathleen. The district has said every count is an estimate that could change before the board votes.

The plan reaches beyond the two middle schools. It proposes moving about 35 students from Huntington Middle to Bonaire Middle, about 35 from Perry Middle to Mossy Creek Middle, about 125 from Centerville Elementary to Eagle Springs Elementary, about 25 from Tucker Elementary to Langston Road Primary and Elementary, and about 15 from Kings Chapel Elementary to Matt Arthur Primary and Elementary. The district has described the changes as relief for overcrowding at Bonaire Middle and as a way to build cleaner feeder patterns so students move from elementary to middle to high school with the same group.

The Houston County Board of Education is scheduled to vote on the proposal at its October 6 meeting at 1 p.m. at the district office in Perry. Before that vote, the district scheduled parent meetings at Perry Middle School on September 21, Veterans High School on September 22, Eagle Springs Elementary on September 29, and Perry High School on October 1, each at 6 p.m. Students already enrolled at an affected school may remain there under the proposal if the family provides transportation.

What Is Veterans Middle School and Why Is It Being Built?

Veterans Middle School is the first middle school Houston County has built in two decades. The district approved the project to relieve Bonaire Middle School, which has carried enrollment well above the size of the county's other middle schools as the Bonaire and Kathleen subdivisions along Highway 96 and Highway 127 filled in. The campus sits on 40 acres directly across from Veterans High School, which lets the district align a Kathleen-side feeder pattern of elementary school to Veterans Middle to Veterans High that did not previously exist.

Construction was funded through the district's Education SPLOST program. The building is planned at roughly 167,000 square feet with about 67 classrooms, and the district has targeted an August 2027 opening, which means the attendance zones have to be adopted in the fall of 2026 to give families, staff and transportation a full year to plan.

How Does This Touch Each Houston County Community?

Bonaire and Kathleen carry the largest share of the change, since Bonaire Middle is the school being relieved and Veterans Middle sits in Kathleen. Families in the Highway 127 and Sandy Run corridors that currently feed Bonaire Middle are the most likely to see a new assignment, and the Matt Arthur Elementary pocket that has fed Perry Middle is proposed to align to Veterans Middle and Veterans High. Perry loses about 240 students across two moves out of Perry Middle. Centerville sees its elementary line redrawn in anticipation of residential growth. Warner Robins is affected at the margins through the Huntington-to-Bonaire and Tucker-to-Langston Road moves. Neighboring Byron is in the Peach County School District and is unaffected.

Will School Rezoning Affect My Home's Value?

Attendance zones are a documented factor in how buyers with children shortlist homes, and a change in assignment can move a listing from one buyer pool to another. The direct effect of this proposal is that homes in the affected Bonaire and Kathleen areas will carry a Veterans Middle assignment beginning in 2027 rather than Bonaire Middle, and homes in the affected Centerville Elementary area will carry an Eagle Springs assignment. Whether that helps or hurts a specific listing depends on the buyer, since a new campus attracts some families while an established one attracts others.

What I tell sellers is that the listing itself has to be right. The school shown on a listing today may not be the school in August 2027, and a buyer who discovers that at the inspection stage rather than at the showing stage is a buyer who feels misled. Note the proposed change in the remarks, point to the district's map, and let the buyer decide with full information. That protects the deal and it protects your reputation with the agent on the other side.

Which School Will My Child Attend If I Buy in Bonaire or Kathleen Now?

Until the board adopts the plan, the school of record for any address is the current one, and the district has said existing students may remain at their current school if the family provides transportation. A buyer closing before August 2027 on a home in an affected area should expect the assignment to change with the new school year unless the board alters the proposal. The district's published maps, once adopted, are the only reliable source, and school assignment should be confirmed by address with the district rather than read from a listing.

From my side, the practical move for a buyer with school-age kids is to ask two questions on every showing in Bonaire, Kathleen or Centerville this fall: what is the assignment today, and what is it proposed to be. Both answers are public. A buyer who wants Veterans Middle specifically can target the areas proposed to move there. A buyer who wants Bonaire Middle to stay small can look at what the plan does to that campus. Either way, the plan is a tool, not a surprise, if you know it exists.
