Warner Robins recorded 69 residential closings in August 2026 at a median sale price of $228,000 and an average of 36 days on market, according to Central Georgia MLS reporting. July had recorded 84 closings at a $255,000 median with the same 36-day average. The roughly $27,000 decline in the citywide median is explained by where the month's sales occurred rather than by falling values, because the Warner Robins reporting area contains two submarkets that price very differently.

South of Watson Boulevard to Highway 96, 47 homes closed at a $257,000 median in 25 average days. North of Watson Boulevard, 20 homes closed at a $167,000 median in 62 average days. Two additional closings in the 96-to-Mossy Creek area posted a $470,000 median. When the north side supplies a larger share of a month's closings, the citywide median falls without any individual home losing value, and August was such a month.

Financing followed the same geography. FHA loans were the most common way a Warner Robins home was purchased in August, with 22 closings at a $210,000 median, followed by VA with 21 closings at a $324,900 median, conventional with 16 at $252,499, and cash with 10 at $134,825. The cash figure, the lowest of the four, points to investor activity concentrated in the older housing stock north of Watson.

VA buyers purchased at the highest median of any financing type, nearly $100,000 above the citywide figure, consistent with Robins Air Force Base households shopping the newer subdivisions south of Watson Boulevard. Cash buyers concentrated at the bottom of the market, with a $134,825 median that sits inside the north-of-Watson price range.

It is also the only Houston County market where the median can move $27,000 in a month on mix alone, because no other reporting area contains two submarkets this far apart. Bonaire's split between Watson Boulevard South and the 96-to-Mossy Creek corridor is real but narrower, and Kathleen, Perry and neighboring Byron are more uniform.

Should I Price My Warner Robins Home Off the Citywide Median?

No. The citywide median blends two submarkets that closed roughly $90,000 apart in August, so it understates values south of Watson Boulevard and overstates them north of it. A seller south of Watson who prices to the $228,000 citywide figure leaves money on the table in a submarket that closed at $257,000 in 25 days. A seller north of Watson who prices to the citywide figure sits in a submarket that closed at $167,000 in 62 days and will wait. Comparable sales should be drawn from the same side of Watson Boulevard, ideally from the same neighborhood.

From my side, August also says something about pace. Homes south of Watson that were priced to their submarket closed in under a month. The 149 detached homes still on the market at month end had averaged 62 days, and their $260,000 median asking price sits above what closed. The homes that sat were priced to a number the market did not agree with. If a listing is past 30 days south of Watson without an offer, the price is the conversation, not the marketing.

Is It a Good Time to Buy in Warner Robins?

It depends on which submarket the buyer is shopping. South of Watson Boulevard, homes moved in 25 days at a $257,000 median, which means well-priced listings still draw offers quickly and buyers have less negotiating room. North of Watson, homes took 62 days at a $167,000 median, and the 10 cash closings at a $134,825 median show investors competing at the entry level. A first-time buyer using FHA, the most common financing in the city, will find the most inventory north of Watson and the most competition south of it.

My advice to buyers is to decide the side of Watson before deciding the house, because the two sides are different purchases. South of Watson buys newer construction, longer commutes to the north end of the county and faster resale. North of Watson buys established streets, shorter drives to Macon and the Galleria, and a price point that a VA or FHA buyer can enter with a smaller payment. With 160 active listings citywide, a buyer has choice on both sides; the choice just has to be made first.
